Marketing that works

Still on the topic of marketing, this is fun.  A client really followed my advice on mailing to his farm.  I was so sure that it would turn into business that I told him I’d buy him lunch if he didn’t get at least one listing from it.  

His farm is a condominium community in which he lives.  So, we designed the piece that we have found works so well as an initial farm piece.  It had a summary and analysis of all of the different condo models in the development along with a very insightful and intelligent analysis of the value and the values.  Of course it also contained some subtle and not so subtle calls to action and requests for business.  

The day after the mailer at the homes he started getting calls.  One turned into a listing the next day that sold by the end of the week.  

There are ways to market to your Spheres of Influence and  farms that work best.  You should get business right away.  If you send more than twice and get nothing something is wrong.  The idea that you have to wait six months to see a return is, in most cases, just an excuse for bad designs and a way for companies to sell you more stuff.
